The Union Terminal Warehouse is a reinforced concrete structure, constructed as a produce warehouse in 1913. Goods were delivered to the building via the adjacent Hogan’s Creek and a CSX rail spur. Our client, Columbia Ventures, had a vision to convert the building into a vibrant mixed use structure that fosters a live/work/create environment that resonates with a creative class of makers within an independent thinking residential Jacksonville audience.
The complex program transformed the top three levels into market rate apartments, a ground level that is split between residential and community commercial space, and a basement with both commercial space as well as a 80 space indoor parking area. The rooftop is amenitized with a rooftop terrace with sweeping views of downtown and the nearby professional athletic venues.
The project is being funded partially through historic tax credits. As such, DHA’s services include collaborating with a historic consultant to navigate the historic review process required by the Local, State, and Federal review agencies.
